Gunwharf plans to transform its Waterfront

April 1, 2026

Gunwharf Quays has unveiled new plans to transform its iconic Waterfront, setting out the next stage of its long‑term investment in Portsmouth.  The plans come as Gunwharf Quays celebrates its 25th anniversary reflecting its continued commitment to the city and its visitor economy.

Landsec, owner of Gunwharf Quays, have submitted a planning application to redevelop the harbour-facing Waterfront area. The proposals represent the next stage of the wider £45m investment project, which will cement Gunwharf Quays’ position as the UK’s leading waterfront outlet destination.

A more vibrant waterfront experience

The proposals focus on making better use of the Waterfront’s unique marina setting and improving how people move through and spend time in the area.

Key elements of the plans include:

  • Enlarged and extended ground and first‑floor terraces to support more outdoor dining overlooking the marina
  • New public staircases and a lift to improve access between levels
  • Refreshed seating areas and the re‑use of underused spaces

Together, these changes are designed to create a more welcoming, accessible and lively waterfront environment for visitors throughout the day and into the evening.

Supporting high‑quality brands and experiences

The redesigned spaces will allow leading dining and leisure brands to offer new and enhanced experiences at Gunwharf Quays. By improving flexibility and layout, the plans aim to support best‑in‑class operators while strengthening Portsmouth’s offer as a regional and national destination.

The Old Customs House, a Grade II listed building, will not be altered as part of the proposals. This ensures the historic character of the area is protected, while the surrounding public spaces are improved.

Yvonne Clay, Centre Director at Gunwharf Quays, said:

“This is an incredibly special year for us. As Gunwharf Quays celebrates 25 years and Portsmouth marks 100 years of city status, it feels like the perfect moment to look ahead, as well as reflect on all we have achieved.

For a quarter of a century, Gunwharf Quays has been part of Portsmouth’s identity – welcoming millions of guests, supporting local communities, and helping to showcase this incredible waterfront city. These plans for the Waterfront represent our commitment to investing in the next 25 years of the destination.

We are shaping a harbour-side experience unlike anywhere else in the UK – one that fully embraces our waterfront setting, attracts best-in-class brands, and creates a vibrant, high-quality place for our guests to spend time. If our submission is approved, this transformation will cement Gunwharf Quays’ position as the UK’s leading waterfront outlet destination, that complements the city’s proud heritage and exciting future, for decades to come.”

If planning permission is approved, works to the Waterfront will begin in early 2027.
